How can I remove PMI or reduce mortgage insurance?

The path depends on whether the loan is conventional, FHA or another program. Options may include requesting cancellation when eligible, automatic termination, refinancing or paying the balance down—but costs and requirements should be compared first.
Identify the type of mortgage insurance
Conventional private mortgage insurance and FHA mortgage insurance follow different rules. Review the note, closing documents and current servicer information before assuming that an appraisal or balance reduction will remove it.
Review cancellation eligibility
Conventional borrowers may have borrower-requested or automatic termination rights under applicable rules, subject to payment history, value, seasoning and servicer requirements. Home improvements and current value may matter in some cases.
Refinance only after comparing the full cost
Refinancing may remove or reduce mortgage insurance, but it also replaces the existing rate and adds transaction costs. Compare payment, rate, closing costs and break-even with the current loan.
What this can look like in practice
A homeowner with a conventional loan, strong payment history and increased equity may ask the servicer about cancellation requirements. An FHA borrower may need a different analysis because refinancing replaces the rate and creates new closing costs.
