Information we collect
We collect information you choose to provide, such as your name, email address, phone number, property location, mortgage goal, estimated financial ranges and preferred contact method. A full mortgage application may request additional financial and identity information through our secure application provider.
How we use information
We use submitted information to respond to your request, discuss potential mortgage options, provide customer service, improve our website and communicate with you when you have given permission. Completing the short website questionnaire does not by itself authorize a hard credit inquiry.
Service providers and sharing
We may share information with service providers that help us operate the website, manage customer relationships, deliver communications or process a mortgage inquiry or application. We do not sell your personal information. Mobile opt-in information is not shared with third parties for their own marketing purposes.

Our website and service providers may use cookies or similar technologies to understand site use, maintain functionality and improve performance. You can manage cookies through your browser settings.
Optional Meta advertising measurement
With your permission, we use Meta Pixel (Pixel ID 512178296207092, named Denver Lending’s Pixel) on Impact Home Lending’s public website to support Facebook and Instagram advertising, understand website visits and measure successfully delivered inquiries. We share only a generic website visit or lead event and a random event identifier. Meta may receive standard connection information such as your IP address, browser/device information and its own cookie identifiers, and may associate this activity with a Facebook or Instagram account under its own policies. We use an isolated measurement page so Meta does not receive your browsing URL, search parameters or page contents; the measurement page itself identifies impacthomelending.com.
We do not send Meta your name, email address, phone number, credit score, income, assets, loan balances, property ZIP code, mortgage answers or form contents. Automatic advanced matching and automatic event detection are not used in this installation. A button click or questionnaire start is not a lead. A lead event is eligible only after our server receives a successful delivery acknowledgement from our CRM webhook; it does not mean a mortgage is approved.
Meta advertising measurement stays off unless you choose Allow cookies. Choose Decline to keep it off. Use Cookie choices on any page and then Withdraw permission to stop future Meta measurement. We honor Global Privacy Control (GPC) even if you previously allowed advertising. Your choice is remembered on this browser for up to 180 days; clearing browser storage may reset it. Declining does not prevent you from using the website, contacting us or submitting a mortgage inquiry. Google Analytics and operational website tools remain separate from this optional Meta control.
Withdrawing stops future events from this installation and removes any Impact-domain Meta cookies accessible to this website. It does not delete information already received by Meta or cookies on Meta’s own domains; those can be managed through your browser and Meta account settings. Learn more in Meta’s Privacy Policy. Depending on applicable law, optional advertising data sharing may be considered sharing for targeted advertising; Decline, withdrawal and GPC opt you out of this installation.
Text messages, email and calls
When you provide consent, Impact Home Lending may contact you by text message, email or phone regarding your mortgage inquiry. Message frequency varies and message and data rates may apply. Reply STOP to opt out of text messages or HELP for help. Consent is not a condition of obtaining a product or service.
Your choices
You may ask us to update or delete information that is not required to be retained for legal, regulatory or legitimate business purposes. You may opt out of marketing communications at any time using the instructions in the message or by contacting us.
Security and retention
We use reasonable administrative and technical measures intended to protect information. No internet transmission or storage system can be guaranteed completely secure. We retain information as needed to provide services and meet applicable legal and regulatory obligations.
Children’s privacy
This website is intended for adults and is not directed to children under 13. We do not knowingly collect personal information from children under 13.
