Improve your credit with a mortgage plan
Start with a conversation about your homebuying goals. Explore a soft credit review, a Credit Analyzer plan and a trusted credit repair referral when appropriate.
You do not have to figure it out alone
If your credit score is holding you back from buying a home, start with a conversation. Impact Home Lending helps Denver-area and Colorado buyers understand their mortgage credit, compare financing paths and build a practical preparation plan before making an offer. We review your income, debts, savings and purchase timeline along with your credit.
We start with a soft inquiry
You can speak with us before authorizing any credit inquiry. First, we discuss your income, approximate debts, savings, purchase timeline and credit concerns to decide whether a mortgage credit review is a useful next step. When a credit review makes sense and you authorize it, we start with a soft inquiry that does not affect your credit score. Mortgage credit scores can differ from the consumer score you see in an app, so we use the mortgage report to help set a useful starting point. Any later hard inquiry is a separate step that we discuss with you.
Credit Analyzer turns the report into an action plan
We use Credit Analyzer software to model specific changes to your credit profile and estimate their potential effect on mortgage scores. Depending on your report, that could mean targeting particular credit card balances, reviewing reporting errors or deciding which accounts need closer attention. We explain the actions, estimated cash needed and priorities so you can make informed decisions. The software estimates outcomes; it cannot guarantee a score or approval.
What improvement may be possible?
In our experience helping clients, improvements of around 30 points are typical, and the largest improvement we have helped a client achieve was approximately 100 points. These are past client results, not a prediction for your report. Your starting profile, actions, reporting dates and scoring model determine what is possible and how long it may take.
Review collections before deciding what to pay
We do not give every borrower the same instruction to pay every collection. We review how collections, disputes and any judgments affect the specific loan options and qualifying payment. If you dispute an account, bring the supporting correspondence and any court documents to the review. A payment, settlement or change to dispute remarks should be evaluated in the context of both your credit and mortgage qualification.
A credit repair referral we take seriously
When specialized credit repair would be helpful, we can refer you to a company that has worked with our clients to address credit issues. Some of those clients later returned to us and were able to obtain a mortgage. After 23 years in the mortgage business, Matt Nockels takes that referral seriously: the goal is useful work that supports a future home purchase. Ask about the company’s services, fees and expectations before deciding whether to proceed. Credit repair results and future mortgage approval are not guaranteed.
Choose a credit goal that supports your homebuying plan
A higher score can help expand options, but score is only part of qualification. We compare the available FHA, conventional and Colorado assistance paths using your complete profile, rather than choosing a program from a score alone. We then establish priorities and revisit your options as your credit report updates. Final eligibility depends on lender and program requirements, documented income, debts, assets and the property.
Talk with us before you apply
Call 720-706-6497 or start your mortgage plan to tell us about your purchase timeline and comfortable monthly payment. Have your current credit concerns, income, approximate monthly debts and savings in mind. Our first step is a conversation to identify whether a mortgage credit review, preparation over time or a specialist referral would be most useful. You do not need to authorize a credit pull to have that conversation.
